An adaptive reuse restoration that transforms a 1910 industrial textile warehouse in DUMBO, Brooklyn into 12 bespoke double-height residential lofts with blackened steel mezzanines.

The Dialogue Between Past and Present
Originally constructed as a steam-powered textile manufacturing mill, the building's interior was cluttered with decades of ad-hoc subdivisions. Our design intervention began with radical subtraction: stripping away partition walls to expose original Douglas fir columns, cast-iron capitals, and rough brick masonry.
Rather than attempting to mimic the historic materials, all new architectural interventions are rendered in razor-sharp blackened steel, honed fluted glass, and polished microcement.
Mezzanines & Spatial Volumetrics
With generous 5.2-meter ceiling heights, each loft unit is conceived as a vertical volume. A suspended steel mezzanine accommodates private sleeping sanctuaries while keeping the ground floor fluid and unencumbered.
Custom steel sliding partitions and reeded acoustic glass screens allow residents to effortlessly configure spaces from vast open art studios into intimate living quarters.
